Investment Property Loan Exchange Engagement Agreement 

This agreement (“Agreement”) is by and between Investment Property Loan Exchange, LLC., a commercial broker (“we,” “us,” “our”) and the Borrower(s) who acknowledges below (“you,” “your”). 

2. OUR SERVICES: Investment Property Exchange, LLC. charges a fee to arrange a loan from a commercial lender who will fund the loan. We will assist you in obtaining a loan, but we do not distribute the products of all commercial lenders, and so cannot guarantee you the lowest price or best terms available. Be sure that you understand and are satisfied with the product and terms we arrange for you. By acknowledging below, you request us to arrange a commercial loan from a commercial lender and you agree to the Arrangement Fees listed below for our services. The Arrangement Fee applies to all loans closed between you and any commercial lender introduced to you by Investment Property Loan Exchange, LLC.  This Agreement will continue for a period of twelve (12) months following your last loan closed with a commercial lender introduced by Investment Property Loan Exchange, LLC., regardless of whether your loan was arranged through our loan arrangement platform.
3. LOAN ARRANGEMENT FEES: Depending on the loan program you select and subject to applicable legal requirements, our fees are paid by you indirectly. For the fees paid indirectly, you may elect to include our fees in your loan amount and pay us at closing out of your loan proceeds. In addition to our fees, other loan related fees you will pay in connection with your loan will be shown on your settlement statement. The fees in this Agreement are for loan arrangement services only and do not include other closing costs or credits from us or other parties.

ARRANGEMENT FEES THAT YOU WILL PAY INDIRECTLY:

Loan Arrangement Fee %: 1.00% - 2.00% of the Loan Amount plus a $295 Processing Fee.
